Those working in the Cannabis industry often set goals of owning a licensed farm or store. Magic Gardens, a hash-focused garden in the Everett area, is the product of such dreams.
Tyler Billingsley, Charles Tack and Ray Ziemba worked for other brands before coming together to co-own and operate this one. The trio manages everything from seed to sale with the occasional helper during high-labor moments. Aaron Munday of Amhg, a separately licensed processor in the same building, is the wizard in charge of hash rosin production.
“It’s kind of just like family values,” Billingsley shared with the Leaf. “It’s just three partners. We don’t have investors, and we kind of just are in it for … a different reason than most people that are investing in to the Cannabis industry. We do this for ourselves, essentially.”
The group began working together in 2023 and hit stores the following year with three strains: Hash Burger, Triple Burger and Banana Cream Cake x Jealousy. Now, the strain library has grown to around 33 pheno-hunted and stabilized flavors selected and grown specifically for making fire rosin.
The “synganic” operation uses a combination of synthetic and organic nutrients, with a special shoutout to Mills Nutrients, which the garden swears by as the best pure recipe for resin production. After harvest, fresh-frozen flower is washed and pressed into hash rosin by Amhg. The result is a sugared frosting with a flavor true to the terpene profile.
Multiple factors, including identifying flavors the market is lacking, guide selections. That is why Magic Gardens started with gas-forward genetics before opening up to fruit profiles in its Honey Banana pheno hunt. At that point, the team threw out around seven Honey Banana crosses and dialed in a breeding program.
Billingsley is notably excited about this arm of the operation. Some Magic Gardens rosin being dabbed today took years to stabilize.
The process starts with about six months of popping seeds, then six months of running those crosses to collect new ones. From there, another year hunting off of those bred seeds hopefully leads to a viable plant. A perfect pheno is slightly different for every grower.
“There’s a lot of visual traits and kind of physical traits when the plant is growing; you can kind of identify how the rosin feels, the texture of it, the shape of it,” Billingsley explained. “I’m looking under a microscope, and I’m kind of looking at the size of the resin gland and how it stands on the stalk compared to other strains.”
There is also a tactile element before harvest that leads the way to the right flower for a farm focused solely on hash production. If a run doesn’t come through on promises made by these preliminary tests, like the Lemon Honey (Gelonade x Honey Banana) from the Honey Banana pheno hunt, Magic Gardens might run a one-time limited release.
“(We) called it a loss on our end and just continued the hunt,” Billingsley recalled about Lemon Honey before sharing that a customer messaged days earlier about how much they loved it.
With the farm running smoothly, more focus has shifted to breeding interesting strains that haven’t been dabbed before — and potentially dropping a new category of concentrate. Magic Gardens has established itself among Washington’s most talented hash makers, with Super Boof winning Best Rosin at the 2025 Northwest Leaf Bowl and Triple Burger taking runner-up for Best Full Melt/Bubble Hash in 2026.
For now, the operation is 100% dedicated to hash rosin. But Billingsley shared an interest in further developing bubble hash, provided it’s high enough quality to be enjoyed in an electric dab rig. While that is a bit farther off, consumers can expect unique drops from Magic Gardens soon.
Bringing fun flavors to dispensary shelves has kept the cyclical growing process fresh for Billingsley. The passionate cultivator added that Starburst 36 (Starburst OG x KC36) “will be the foundation to a lot of our new crosses moving forward! I selected a male plant that I hit to a portion of our library, and it has opened up some major potential for some new flavor profiles for us as we work through the new pheno hunts.”
The team is also currently hunting through Zkittlez crosses and just finalized the hunt on Papaya Fuel (Sherbanger x Papaya), which is scheduled for harvest in a month or so.
Excellent hash starts with hand-selected genetics grown into clean, stinky flower. This farm is invested in curating all three — hash, genetics, flower — at the highest quality. It is evident in the end product, which speaks for itself following one swift inhale. Those who value artisanally made hash or a clean dab that is true to its terpene profile may need to take a stroll through the Magic Gardens.
